What a review costs

Right now, nothing. We are testing this new service and reviews are free for the time being. After that it is a single published price that never depends on what the property costs, because a fee that moved with the price would give us a reason to want you to buy.

Free while we are testing

We are new, and we would rather find out whether this is genuinely useful than collect £49 for something that is not. Send a property you are considering and we will review it at no charge. The only thing we ask in return is a straight answer afterwards about whether it helped. Anything you send while this page says reviews are free stays free, even if charging starts the next day.

Then £49 a listing

When the free period ends, a flat £49 per listing whatever the property is worth. Send two listings, pay twice. At that point a money-back guarantee applies: if the review gives you nothing useful, tell us within 7 days of receiving it and we refund it in full, no form and no explanation required, without affecting your statutory rights.

How it works, step by step

  1. You send a listing. Free, and it commits you to nothing.
  2. We check whether we can produce a review worth having on it, and answer within 2 working days.
  3. While we are testing, there is nothing to pay at this step.
  4. We write the review.
  5. The review arrives as a PDF within 3 working days.
  6. You tell us whether it helped. That feedback is the only thing we ask for.

What a review contains

  • A written review, delivered as a PDF within 3 working days.
  • How the asking price compares with comparable listings and the market data available for that area, with the sources named so you can check them yourself.
  • What the listing is not telling you: surface counted with patios and terraces, title status, licence claims, condition red flags.
  • The exact questions to put to the seller, the agent and the notary, in writing.
  • One round of follow-up questions by email or WhatsApp.

What it does not include

It is not legal due diligence, a valuation, a survey or title verification, and it is not a recommendation to buy or not to buy. Those need a notary, a surveyor or a valuer, and a review tells you which one and what to ask them. Nobody visits the property.

How this works while it is free

There is nothing to pay and no card details are taken anywhere on this site. Send the listing, we check whether we can be useful and answer within 2 working days, and the review follows within 3 working days. If we conclude we cannot tell you anything worth having, we say so rather than padding a report. When charging begins we will send a payment link by email and start once it is settled; nothing will ever be taken automatically.

About publishing

If we later want to publish anything from your review, we will ask you separately, publish an anonymised version with the property not identifiable, and show it to you before it goes up. Declining changes nothing about your review.
